3 Reasons Why Small Leaks Can Be The Most Dangerous

No water damage is good water damage. However, I would argue that small leaks can be the most dangerous and damaging. Here are three of the reasons why:

1) Often times, you do not even know small leaks are happening.

You may have a small leak and not know about it. For instance, a pipe behind your walls could break down, causing damage while remaining invisible. You cannot fix what you do not know about.

2) Damage caused by ongoing leaks are not covered by your homeowner’s insurance policy.

Small leaks, being harder to detect, are more likely to go unfixed over long periods of time.

Unfortunately, standard homeowner’s insurance policies do not cover water damage caused by, or resulting from, continuous or repeated leakage of water or steam occurring over time. Homeowner’s insurance only covers water damage that is sudden and accidental. The insurance company will not care that you could not see that the leak was happening.

3) It encourages the growth of mold

If water damage is not identified and addressed within 24-48 hours, mold can begin to grow. Small leaks that go undetected, will continue to feed the growth of mold, spreading it faster and further. Mold exposure can be very hazardous to your health, especially to those with conditions such as asthma and allergies. Also critically, mold can come up as a red flag during the sale of your home.
